Sisters Habitat for Humanity is proud to introduce Larch Commons, our latest development in Sisters, Oregon, and located near the intersection of Adams and Larch. Infrastructure is installed and vertical construction is anticipated to begin in Summer 2026. Larch Commons is a cottage development created in accordance with the City of Sisters code. When complete, 19 Affordable Homes and 6 Workforce Homes will be added to the perpetually affordable housing inventory in Sisters. Home designs will offer 1, 2, and 3 bedroom opportunities.

Eligibility to purchase an Affordable Home has a maximum household income of 80% of the Deschutes County Area Median Income for the projected household size. Eligibility to purchase a Workforce Home has a maximum household income of 120% of Deschutes County Area Median Income for the projected household size. Area Median Income is determined annually by the Housing & Urban Development Department of the Federal Government.

Our Affordable Homes will utilize our Land Lease model. Homeowners will hold what is known as fee-simple title to the dwelling and a 99-year renewable leasehold interest in the land.

We use a Land Lease format to ensure the Affordable Homes will perpetually be available to low-to-moderate income households in Sisters. This is achieved via covenants in the lease that set both maximum household incomes and shared appreciation upon resale of the home. Purchasers of Workforce Homes will receive a fee-simple title to the land and the home. Affordability covenants similar to those for Affordable Homes will reside in the Deed of Trust, and will also be perpetual.
